However, the real estate broker and the certified appraiser do not perform the same work, do not cost the same, and do not serve the same situations. Choosing the right one prevents you from paying for a service you don’t need or finding yourself without the required document at the wrong time. The broker’s opinion: free, fast, sales-oriented

The broker produces an opinion of market value as part of a listing, free of charge. It is based on a comparative market analysis: recent sales of similar properties in your area, adjusted for the specific features of your home. It is the ideal tool when your goal is to sell at the right price. Fast, concrete, and free, it comes with a marketing strategy. The result is a solid professional opinion, but not a document with legal standing.

The certified appraiser: paid, official, recognized by the courts

The certified appraiser, a member of the Ordre des évaluateurs agréés du Québec, produces an official report that can reach 30 to 40 pages and has recognized legal value. This service is paid. You need it in specific contexts: estate settlements, contested divorces, challenging your municipal assessment, or certain lender requirements. The table below summarizes the differences.
