Three Ways to Estimate a Value

All three produce different figures, and that is normal—they do not measure the same thing.

Municipal Assessment

Online Estimate

It works from public data. It does not see the actual condition of the property, renovations made, or what is happening on your street.

Broker Evaluation

It is based on a visit and recent transactions in the area. This is the one used to set a listing price.
